1. Regulatory Protection

Arvo Limited is authorised and regulated by the Dubai Financial Services Authority (DFSA) to operate a Property Investment Crowdfunding platform. Arvo is incorporated in the Dubai International Financial Centre (DIFC).

DFSA authorisation means Arvo has been vetted by an independent regulator and is subject to ongoing compliance and monitoring of our practices.

As we are a regulated financial entity, there are also specific approved client money rules that we have to follow, to ensure that your funds are protected at all times.

We work closely with our providers - Emirates NBD for banking as well as Tap Payments for Payment Service Provisioning.

In the event of Arvo's platform failure, your investment and funds will still be protected:

  • The SPVs and the properties are structurally ring-fenced from Arvo

A separate legal company (the SPV) is created for every new property. 10 properties = 10 SPVs. Each SPV is registered in the DIFC, is debt-free, and holds only the property. Think of it like a safe box for your investment. If Arvo fails as an operating company, the SPV and the property it holds remain separate from Arvo's own balance sheet. Investors' position is through their interest in that SPV, not a direct ownership claim against Arvo.

  • Investors' cash on platform is to be segregated as client money

Uninvested investor cash in the Client Money Account in the Bank should not form part of Arvo's general assets. It should instead be handled under the applicable client money distribution regime.

  • DFSA requires a Business Continuity Plan

The DFSA requires us to have a Business Continuity Plan that specifically protects investors. This is a condition of our licence, not optional. If Arvo closed: your shares still exist, the property still exists, your documents remain valid, and income continues. A documented wind-down mechanism keeps administering the investments and investor communications.

DFSA authorisation covers Arvo as a platform operator. It does not mean the DFSA has approved, endorsed, or guaranteed any specific property, valuation, projected return, or investment listed on the platform.

3. Property Insurance

Physical properties are insured.

Every property listed on Arvo carries mandatory insurance policies before investment opens. These typically include:

Building insurance: covers structural damage from fire, flooding, subsidence, and major accidental damage.

Landlord liability insurance: covers third-party claims arising from the property.

Rent guarantee insurance: where available, protects against loss of rental income due to tenant default for a defined period.

Contents insurance: applies to furnished properties and covers fixtures and fittings owned by the SPV.

Insurance documentation for each property is available in the investment prospectus accessible within the app.

What We Can't Protect Against

Some risks are inherent to investing:

  • Market Decline or Economic Factors which impacts the property values

  • Vacancy - although we have vacancy assumptions, sometimes our assumptions might not account for black swan events

  • Currency fluctuation - if you have made an investment outside of the UAE, you might be affected by the currency fluctuation

Common Questions

Is my money safe if Arvo closes?
Your wallet funds are in segregated accounts. Your property ownership is in independent SPVs. Both are protected separately from Arvo's business.

Are my personal details secure?
Yes. We use encryption and follow strict data protection practices.

What if there's a dispute?
DFSA provides a formal complaints process for regulated firms.

Is there deposit insurance?
Arvo is not a bank. Funds are segregated but not FDIC/FSCS insured. Your protection comes from segregation and regulation.
