How Rental Income is Paid

Summary

You earn your share of rental income based on your ownership percentage. Rental payment are usually made monthly, but may be delayed if a property is vacant. Rental payments are made to your Arvo Wallet in AED. All expenses are deducted before the rental payment is made.

Admin., Mgmt. and Maintenance Costs

Administration fee for ongoing investment oversight and reporting, and the property management cost paid to the appointed management company for day-to-day upkeep, including tenant services, repairs, and routine maintenance of the unit.

Service charges

Fees paid to the Building for upkeep of common areas / lobby

All these costs are estimated in the property listing before you invest.

Expect your first payment within 30 days of funding if the property is already tenanted, or within 90 days if it's vacant at purchase. Delays may happen if the tenant search process takes longer.

What Affects Your Income

Factors That Can Increase Income

  • Rent increases at lease renewal

  • Lower vacancy rates

  • Tenant vacancies

  • Rent reductions

  • Major repairs needed

  • Increased maintenance fees


Vacancy Periods

When there's no tenant, there's no rental income.

This is a normal part of property investment. Between tenants:

  • You receive no rental distribution for that period

  • Fees are not charged for the vacant period

  • Property management continues

  • We work to find new tenants quickly — we aim for properties with 90%+ tenancy

Projections are estimates, not guarantees. Actual income depends on occupancy and expenses. We try our best for these numbers to be as close to each other as we can, but there is no guarantee.


Income During Exit

If you sell your shares via exit window, you receive rental income up to the sale date. The new owner receives income after that.

If the property is sold entirely, final rental income is distributed with sale proceeds, calculated up to property sale completion.


Common Questions

Why didn't I receive income this month?
Possible reasons: property is vacant, tenant is late on their rent, or there were major expenses. You can see all up to date information about your property in the Portfolio section..

Is rental income guaranteed?
No. Rental income depends on tenants paying rent. Vacancies mean no income for that period.

Can I reinvest my rental income automatically?
Not currently. Income goes to your wallet, and you choose how to use it. We are working on auto-invest.

Do I pay tax on rental income?
Tax depends on your country of residence. We are unable to offer legal tax advice.

Why is my income different from the projected yield?
Projected yields are estimates. Actual income varies based on occupancy, expenses, and rent levels.
