1. Share Certificate
What it is: Official proof that you own shares in the SPV.
Contains:
Your full legal name and passport details
Number of shares owned
SPV name and registration number
Date of issue
Registration number
Director's signature
How to verify: Check the DIFC Public Register using the SPV registration number.
2. Title Deed Access
What it is: The government-issued document proving the SPV owns the property.
Contains:
Property details and location
SPV name as registered owner
Dubai Land Department registration
Title deed number
Title deed issue date
How to verify: Check the Dubai Land Department website using the title deed number.
3. SPV Documentation
What it is: The company records behind your investment.
Contains:
Company registration details
Shareholder registry
Audited records

View or download any document
Documents are available once the property is fully funded and purchase is complete.

Verify Your SPV Shares
Step 1: Get Your Details
From your Share Certificate (in the app under Portfolio → Property → Documents):
SPV name
SPV registration number
Step 2: Go to DIFC Public Register
Visit: DIFC Public Register
Step 3: Search
Click "Non-Regulated" or "Company Search"
Enter the SPV registration number
Find your SPV in results
Step 4: Confirm
Check the company name matches
View shareholder registry
Confirm your name appears
Your ownership is independently verified.
Verify the Property Title
Step 1: Get Your Details
From the Title Deed (in the app under Portfolio → Property → Documents):
Title Deed number
Title Deed year
Step 2: Go to Dubai Land Department
Visit: Dubai Land Department
Step 3: Enter Details
Click "Validate Owner and Property"
Enter the Title Deed number
Enter the Title Deed year
Enter the owner name (this is the SPV name)
Step 4: Confirm
DLD validates the information
Confirms the SPV is the registered owner
