Legal Setup

V
Written by Vladyslav Khrypun

Summary: Arvo operates under a Dubai Financial Services Authority (DFSA) license within the DIFC, one of the most respected financial regulators in the world. Your investment is held in a legally protected structure called an SPV. You have real ownership with documents you can verify yourself on public registers. We're transparent about everything because we have nothing to hide.

Our Regulatory License

Regulated by DFSA

Arvo is licensed by the Dubai Financial Services Authority (DFSA).

The DFSA is one of the most respected financial regulators in the Middle East. Getting this license required us to:

  • Pass extensive background checks

  • Demonstrate adequate capital reserves

  • Implement strict compliance procedures

Verify our license yourself: → Check DFSA Public Register

We encourage you to verify. Transparency means nothing if you can't check it.

What is an SPV?

SPV stands for "Special Purpose Vehicle." Here's what that means in plain language:

Think of it like a safe box for your investment.

When you invest in a property through Arvo:

  1. A separate legal company (the SPV) is created for every new property. 10 properties = 10 SPVs.

  2. This company's purpose is to buy, manage and sell the property

  3. You own shares in this company

  4. Your shares = your ownership of the property

Why This Protects You

  • Separation: Your property investment is legally separate from Arvo's business operations

  • Debt-free: the SPV has no debts and holds only the property

  • Legal ownership: Registered with government authorities (DIFC)

  • Transparent: You can verify your ownership on public registers

If something happened to Arvo, your property ownership remains intact. The SPV and the property exist independently.

Your Ownership Documents

When you invest, you receive real legal documents:

1. Share Certificate

  • Shows your exact ownership percentage

  • Links you to the SPV

  • Has your legal name

  • Verifiable on DIFC Public Register

2. Title Deed Access

  • The property is registered with the Dubai Land Department

  • The SPV is listed as owner

  • You own part of the SPV (therefore part of the property)

  • Verifiable on DLD website

3. SPV Documentation

  • Company registration details

  • Shareholder registry (you're listed)

  • Audited records

Verify Everything Yourself

We don't ask you to trust us blindly. Here's how to verify your ownership:

Verify the Title Deed:

  1. Visit Dubai Land Department website

  2. Enter the Title Deed number (provided in your documents)

  3. Confirm the SPV name matches your records

Verify Your Shares:

  1. Visit DIFC Public Register

  2. Search for the SPV registration number

  3. Confirm your name appears as a shareholder

This level of transparency is only possible because we're fully regulated.

What If Something Happens to Arvo?

This is an important question, and you deserve an honest answer.

Your ownership is separate from Arvo's business.

If Arvo were to close:

  1. Your shares in the SPV still exist

  2. The property still exists

  3. Your ownership documents remain valid

  4. You would continue to receive your share of income

The DFSA requires us to have a Business Continuity Plan that specifically protects investors. This is a condition of our licence, not optional.
